Based in the Washington, D.C. Position Summary

Pivot Path Solutions is seeking qualified Field Assessment Specialists to support the Air Force Civil Engineer Center’s Financial Improvement and Audit Readiness initiative at multiple Air Force Installations. 

The Field Assessment Specialist will conduct physical inspections and collect field data to validate Department of the Air Force real property and real estate assets. The specialist will compare observed site conditions against NexGen IT records, facility folders, floor plans, maps, GeoBase information, and other supporting documentation to identify missing, inaccurate, unmatched, or outdated asset information.

This is an on-site position requiring frequent movement throughout the assigned installation, coordination with installation personnel, and access to facilities and field locations. The ideal candidate has hands-on experience with Air Force real property accountability, NexGen IT, facility inspections, asset validation, and CFOA/FIAR audit-readiness requirements.

Key Responsibilities

• Plan and conduct physical inspection surveys of buildings, structures, linear assets, land parcels, and other assigned real property assets.
• Validate the existence, location, use, identification, and physical characteristics of real property assets.
• Compare field observations with NexGen IT records, facility folders, real property jackets, floor plans, maps, GeoBase information, and other source documentation.
• Identify assets found on-site that cannot be matched to NexGen IT records.
• Identify NexGen IT records and facility documentation that do not match observed physical conditions.
• Document missing, inaccurate, incomplete, expired, or otherwise noncompliant asset information.
• Collect facility identifiers, measurements, field notes, supporting documentation, and other information required to validate or correct asset records.
• Capture photographic evidence when authorized and comply with installation security, intelligence, training, and photo-pass requirements.
• Coordinate daily installation and facility access with the Real Property Accountability Officer, installation points of contact, project management, and other Government personnel.
• Support the preparation of findings, discrepancy lists, validation reports, corrective-action recommendations, and key supporting documents.
• Provide accurate field evidence to real property analysts, real estate analysts, records specialists, quality-control reviewers, and project managers.
• Assist with the reconciliation of physical assets, facility records, real estate documentation, and NexGen IT data.
• Participate in installation kickoff meetings, site in-briefs, stakeholder interviews, progress meetings, and project closeout activities.
• Maintain organized and traceable field records to support Government review and financial audit requirements.
• Comply with restricted-area access, escort, identification, driving, safety, cybersecurity, force-protection, and records-handling procedures.
• Travel to geographically separated units and remote locations when assigned.
• Perform fieldwork safely and productively in varying weather, terrain, facility, and operational conditions.

Required Qualifications

• At least one year of verifiable experience with Department of the Air Force or Department of Defense real property and real estate business processes and supporting information systems, particularly NexGen IT and CFOA requirements.
• At least one year of verifiable Federal Real Property Accountability experience, including Air Force real property jacket documentation development, editing, analysis, and lifecycle management.
• At least six months of verifiable NexGen IT experience.
• Current NexGen IT access.
• Experience conducting real property inspections, asset inventories, field surveys, space validation, facility assessments, or similar field-based activities.
• Ability to compare physical assets against database records, drawings, maps, facility folders, and supporting documentation.
• Ability to accurately document field findings, asset discrepancies, measurements, and corrective-action requirements.
• Ability to work independently without Government-provided NexGen IT training.
• Ability to work full-time on-site at the assigned Air Force installation.
• Ability to walk throughout large facilities and installation areas, work outdoors, enter authorized facilities, and perform field verification safely, with reasonable accommodation as applicable.
• Ability to travel locally within the assigned installation and to associated facilities or geographically separated units when required.
• Valid driver’s license and ability to satisfy installation vehicle-access requirements.
• Strong written, verbal, analytical, organizational, and interpersonal communication skills.
• Proficiency with Microsoft Excel, Word, electronic records, and field data-collection tools.
• U.S. citizenship and the ability to obtain and maintain at least a Secret security clearance.
• Ability to satisfy applicable Government background investigation, facility-access, system-access, identification, training, and security requirements.

Preferred Qualifications

• Two or more years of experience conducting Department of the Air Force or federal facility inventories, real property inspections, condition surveys, space validation, or related field assessments.
• Experience supporting AFCEC, installation civil engineering, or an Air Force Real Property Accountability Office.
• Hands-on experience with NexGen IT asset records and real property data validation.
• Experience using facility drawings, floor plans, maps, GeoBase or GIS products, asset lists, and mobile data-collection tools.
• Familiarity with CFOA, FIAR, OMB Circular A-123, Air Force real property accountability requirements, and financial statement audit support.
• Experience developing or validating key supporting documentation, facility jackets, DD Form 1354 documentation, or AFCEC Form 100 requests.
• Current Common Access Card and active NexGen IT access are strongly preferred.
